What is included in my garage condo?Our garage condos are gray shells ready for your immediate use or unlimited customization. Every garage condo comes with its own HVAC system, separate electric meter and panel with 110v outlets pre-installed, 5” thick concrete floor, 12’ wide by 14’ tall overhead door, 3’ wide pedestrian door, fire sprinkler system, access to water/sewer, liner panels up to 8’ on exterior walls and taped and floated sheetrock on interior walls.

Are there any additional amenities?Yes, our owners have access to our 2800 square foot community clubhouse, complete with bathrooms, flat-screen TVs, and an upstairs conference/game room. We have regular activities for the community and the Clubhouse can be reserved by our owners for private events as well.

How much does a unit cost?Prices are: 1125 sq ft $228,800 2250 sq ft $435,000 3375 sq ft $640,750 4230 sq ft $800,000

Are there any additional costs?POA Dues are $1/sq ft/year.

Do you still have units available?Phase One is sold out, and we currently have limited garages remaining in Phase 2. We are currently booking presales for Phase 3.

What kind of electrical service do you provide?Each unit under 2250 sq. ft. has its own 125A electrical panel. The 2250 sq. ft. and 3375 sq. ft. units will have 200A electrical panels. The 4230 sq. ft. quad pull through will have a 300A electrical panel.

Can I add an automatic garage door opener?Yes, several of our owners have added a commercial grade automatic garage door opener. We are happy to help with the specs.

What kind of security do you have?The property is fully fenced with a controlled access gate. The clubhouse also requires a key fob for entry, allowing owners 24-hour access. There are security cameras throughout the property and all owners can view the cameras online or through an app.

Is there water available in the units?Water and sewer are available in every unit.

Who is available for the owners to contact for their day-to-day needs?Jenny Bryant is the Facilities Manager. Ethan Del Rio and Cody Pruitt are our onsite Sales Specialists and are also available to assist the community.

Has the property flooded?We completed construction of Phase One in October 2019 and the property has not flooded since then. We installed extensive site drainage and a large detention pond to help prevent flooding. The floor elevation of the building is also higher than the flood level of all historic storms, including Hurricane Harvey.

Does the property have windstorm protection?We are windstorm rated.

How do I purchase a unit?We require a $10,000 deposit to reserve your desired unit. Once you have reserved your unit, we’ll contact the title company and schedule closing, where you will be deeded title to your unit.

Do you offer financing?Financing may be available through your current financial institution, or we are happy to refer you to one of our preferred lenders who have experience lending on this project.

Can I resell my unit?Of course! Since you own the unit and hold the title, you can sell at any time. You can list through a realtor or we’re happy to help you market your unit.

Can I rent my unit out?Yes. Renting your unit out is a great option to make a return on your investment and gain a passive income.

Do you have units available for rent?There are very limited units available for rent, but we will work to help you find an owner who leases their unit out. All-inclusive rental rates are typically $1.50-$1.75 per square foot.

Who pays property taxes?Owners pay property taxes for their unit.

What are some common buildout options?Popular buildouts our owners have put in are mezzanines, restrooms, epoxy floors, automatic garage door openers, shelving, and painting walls. The buildout options are endless to customize your perfect space!
