Every garage condo comes with its own HVAC system, separate electric meter and panel with 110v outlets pre-installed, 5” thick concrete floor, 12’ wide by 14’ tall overhead door, 3’ wide pedestrian door, fire sprinkler system, access to water/sewer, liner panels up to 8’ on exterior walls and taped and floated sheetrock on interior walls.

The property is fully fenced with a controlled access gate. The clubhouse also requires a key fob for entry, allowing owners 24-hour access. There are security cameras throughout the property and all owners can view the cameras online or through an app.

Popular customizations our owners have added in their buildouts include mezzanines, restrooms, epoxy floors, automatic garage door openers, shelving, and painted walls. The buildout options are endless to customize your perfect space!

  • Our garage condos are gray shells ready for your immediate use or unlimited customization. Every garage condo comes with its own HVAC system, separate electric meter and panel with 110v outlets pre-installed, 5” thick concrete floor, 12’ wide by 14’ tall overhead door, 3’ wide pedestrian door, fire sprinkler system, access to water/sewer, liner panels up to 8’ on exterior walls and taped and floated sheetrock on interior walls.

     

    *Building 5 units include prebuilt mezzanines and exterior balconies.

  • Yes, our owners have access to our 2800 square foot community clubhouse, complete with bathrooms, flat-screen TVs, and an upstairs conference/game room. We have regular activities for the community, and the Clubhouse can be reserved by our owners for private events as well.

  • 1875 sq ft garage, includes mezzanine and balcony - $453,150

    3750 sq ft garage, includes mezzanine and balcony - $860,950

    POA Dues are $1.50/sq ft/year.

  • We have built – and sold – all 64 of our existing garages, but we are currently pre-selling our most premium building at this location, which will be directly on the golf course and offer mezzanines and balconies for an unrivaled garage experience.

  • The 1125 sq. ft. units have their own 125A electrical panels and the 2250 sq. ft. Units have their own 200A panels.

  • Yes, several of our owners have added a commercial grade automatic garage door opener. We are happy to help with the specs.

  • The property is fully fenced and secured, with controlled gate access, and the clubhouse requires key-fob entry for owners. A comprehensive camera system monitors the community, and owners can view cameras remotely through a secure app. We have also partnered with Flock Safety to provide advanced license plate recognition technology and support collaboration with local law enforcement, delivering an additional layer of modern, proactive security.

  • Water and sewer are available in every unit.

  • Cody Pruitt is available to assist the community with day-to-day needs.

  • The building floor elevation is set above the flood levels of all historic storms, including Hurricane Harvey. We have been open since January 2020 and the property has not experienced flooding. The site was designed with extensive drainage improvements and a large detention pond to help manage stormwater and further reduce flood risk.

  • We are windstorm rated.

  • We require a $10,000 deposit to reserve your desired unit. Once you have reserved your unit, we’ll contact the title company and schedule closing, where you will be deeded title to your unit.

  • Financing may be available through your current financial institution, or we are happy to refer you to one of our preferred lenders who have experience lending on this project.

  • Of course! Since you own the unit and hold the title, you can sell at any time. You can list through a realtor or we’re happy to help you market your unit.

  • Rentals are allowed with approval of the POA’s Rental Committee, which ensures tenants' uses are compatible with our community.

  • Owners pay property taxes for their unit.
